ACCU, Inc.’s management portfolio consists of approximately 100 communities located in Colorado. Our Associations are a mix of Condominiums, Townhomes, Single Family Communities, and Planned Unit Developments.
We offer full-scale Management Services complete with onsite inspections for CC&R compliance, correspondence, maintenance bid and supervision. If you’re looking for accounting services only, we can provide that too! Direct responsibility for each property is assigned to a highly qualified, experienced Community Association Property Manager who will implement the Association’s Management Plan in accordance with policies and procedures previously established by the Association. Direct interoffice communication, established policies and procedures, and qualified personnel are the keys to ACCU, Inc.’s management success record. Consequently, the critical attention to detail is not lost through a time-consuming search for knowledge or answers.
ACCU, Inc. will prepare an Annual Operating Budget detailed to reflect expected operations for each month. This budget is established to show expected recurring receipts and operating disbursements. It is further used for comparison with actual monthly income and expenditure. We will also prepare the reserve budget projection for capital expenditures on items recurring only periodically (i.e. painting, carpeting, etc.) for common elements. We will prepare a monthly operating cash position, and reserve account statements.

Collect maintenance fees, lease fees, rental payments, and special assessments, deposit them in checking, savings and other income producing accounts on behalf of the association, and maintain comprehensive records thereof.
We will establish individual checking and reserve accounts. There are no joint homeowner accounts or co-mingling of funds. Each Association is established as a separate entity.
Mail notices of delinquency to any owners in arrears, and we will exert every reasonable effort to collect delinquent accounts including tickler notices, letters, telephone calls, and personal contact. In the event of failure to collect delinquent accounts, and at the direction of the Board, we will pursue payment through attorneys, collection agencies, or any other Board authorized method.
Examine routine expense invoices for accuracy and clear for payment. Prepare yearly income tax forms, disburse payment for taxes, and file City, State, and Federal reports as required. Prepare year-end statement of operation for association.
ACCU, Inc. will select, train, and supervise all onsite employees where required.
Assume full responsibility for maintenance and control of common areas, improvement, and
equipment. We will maintain the property meticulously and oversee repairs, to reflect owner
pride and insure high property values, subject to available funds.
Enter into contracts and supervise services for insurance, elevator(s), trash removal, HVAC
maintenance, landscape, street maintenance etc.
Compile, assemble, and analyze data.
Prepare specifications and call bids for major improvement projects. ACCU, Inc will analyze
and compare bids, issue contracts, coordinate work, and maintain close inspection to insure
that work is performed according to specification.
Perform minor projects with diligence and economy in the association’s best interest.
Through our Community Association Management Office we will exercise close supervision over the site employees, if required, to insure proper operational maintenance and resident relationships.
Inspect contractual services for building maintenance to insure satisfactory performance and
prepare any necessary compliance letters to the vendors.
Prepare notices of meetings, proxies, and agendas for the Board Meetings, and attend those
board meetings.
Assist in the election of officers and the tabulation of votes; assist in the meetings of the
Board to elect officers and committee members for various association functions
Collect, organize, and maintain complete files for all association(s) of legal documents
including public reports, Declarations, CC & R’s, insurance policies, owners list,
correspondence, house and pool rules, blue prints and specifications, etc.
Distribute newsletters as needed for disseminating information and instructions.
Assist in resolving owner concrens as they pertain to the Association common elements,
governing documents and rules and regulations.
Supervise hours and working conditions of employed personnel to insure compliance with all
employment laws.
Administer the Community Rules & Regulations to insure that all residents, owners, and
tenants conform to the Association policies; promoting a pleasant and harmonious relationship
within the Community at all times.
Obtain and analyze bids for insurance coverage specified in the Governing Documents;
recommend modifications or additional coverage, prepare claims when required,and follow up
on payment.
We will act as Board representative in negotiating settlements.
Act as liaison for the Association in negotiations or disputes with Local, Federal, or State
taxing agencies or regulatory bodies.
Attend Board of Directors meetings, as necessary, to provide data and answer questions
pertaining to financial statements, projects to be considered, etc.
Prepare and distribute Annual Meeting notices, proxies, and agendas for Board meetings.
Community Association Managers assist homeowners, 24 hours a day, 7 days a week, with
emergencies.

Since 1979, ACCU, Inc. has been a pivotal participant in new development in Colorado. With an understanding that our Developer clients are focused on building quality products for their buyers, ACCU, Inc. is committed to providing homeowner association services to both the developer and the future community.
ACCU, Inc. will compile a community budget for the developer to present to their lender or to perspective buyers. We work closely with the developer, site maps, governing documents, etc. to construct a comprehensive budget. ACCU, Inc. is vastly knowledgeable in the management of single family, multi-family, and mixed use properties. Our experience allows us to develop and maintain budgets that are of a complex nature. Such as, addressing expense apportionment and allocated interests issues.
ACCU, Inc. will review and assist in establishment of governing documents, including architectural guidelines, rules and regulations and required local and state processes.
Our communication tools are paramount in allowing ACCU, Inc. to communicate with the owners via email, text message, or telephone and provide us a leading edge in communicating with the ownership in a community. These tools allow ACCU, Inc. to convey new construction information, such as road closures, water turn off, or any pertinent information an owner may need immediate information on. This helps fabricate a good relationship between owners, management, and the developer.
During the transition of the community to owner control, we will assist in training homeowner Board members, creating and training committees, prepare transition meeting, facilitate transition audit and transition common elements and amenities between land developer and the association.

ACCU, Inc.’s experience allows us to offer these unique and flexible consulting services which can be tailored to fit the needs of your HOA. We know all HOA’s need help now and then so to better serve the different needs of HOA’s, ACCU, Inc. offers two levels of consulting to your HOA. The first is a cafeteria style menu where you may choose help in a specific area; meetings, inspections, Rules and Regulations, budgeting and accounting. When you select one of these areas, our Consultant will work closely with the Board of Directors to maximize the benefits of our experience. The payments for the cafeteria style may be spread out over three months to allow the Boards financial flexibility. Below is an outline of the consulting services offered. You may combine individual services together to obtain the level of service your association needs.
Our comprehensive program which incorporates all the items below is set up with a hard hitting 6 months. In this time frame, your consultant will attend Board of Directors meetings; make inspections of the property for common areas and amenities as well as Architectural and Covenant control. The Consultant will also review your Rules and Regulations and Design Guidelines to assure they coincide with your Governing Documents and State law. Your HOA doesn’t have them? ACCU, Inc. can help you produce a set of Rules and Regulations which are understood by the residents and enforceable by the Board. The Consultant will help prepare bid specifications, review work completed by outside contractors and work with your insurance company should there be a claim during the term of the contract. Your Consultant will look at the HOA Delinquency Policy and make recommendations on its effectiveness. They will review your budget along with the income and expenditures and make recommendations. We can even help with your budget preparations and the Budget Ratification meeting. Your Consultant will review your Agendas, Minutes and Newsletter to assure those documents are relaying the information the homeowners need from their Board of Directors.
After the initial 6 month period we won’t just leave – you will be able to contact your Consultant anytime with questions for the next 6 months. No matter the time frame of the initial 6 month period, your Consultant will attend your Annual Meeting or any other Members Meeting and work with you to produce a budget. If there is an insurance claim during the initial period, we will be there to help you through its completion.
At ACCU, Inc. we understand HOA’s need help, but often do not know where to look. Attorneys are an expensive way to give your HOA a check up and other management companies want you to sign up for total management. That is where our programs fit in! We will work with your HOA as a partner to keep it moving forward. We will work closely with your Board of Directors, contractors and residents. Understanding the constraints of budgets; we work with your Association for 6 months and spread the payments over 12 months. This way, you can benefit from our experience and stay within budget.

This includes preparation time in reading 6 months (6 meetings) worth of minutes, discussion with Board members on issues facing the HOA. The Consultant will attend the meeting and interact with the Board and attendees, produce a written report with suggestions for future meetings, prepare a set of minutes and the agenda for the next meeting (no “new business”), and write a newsletter composed from items discussed in the meeting and article submissions from the Board.
Our Consultant will review 6 months of previous meeting minutes, agendas and newsletters to assure communication from the Board of Directors to homeowners as concise and up to date as possible. The Consultant will issue a written report with the findings.
Our Consultant will conduct a physical inspection of your community for non ACC related covenant violations to assess the general condition of the common areas. They will write the covenant violation letters, take phone calls and follow up through the process. The Consultant will issue work orders for maintenance issues using the HOA vendors or ACCU, Inc vendor partners.
This is an addition to the Inspections service. The Consultant will review the previous 6 months of ACC submittals and will inspect the community for compliance with the approvals or identify homes that have not received approval. We will then send out letters to and follow the units through the approved process.
Our Consultant will review your Governing Documents including your Rules and Regulations and Policies and Procedures to assure they are clear, enforceable and coincide within the Governing Documents. The Consultant will submit a written report at a Board meeting. Follow up is included in the fee.
Our Consultant will review your current budget and the fiscal needs of your HOA. They will review the previous year’s budget and expenses and make recommendations to the Board. If appropriate, the Consultant will present a draft budget to the Board for review and changes. The Consultant will then schedule a Budget Ratification Meeting and do all the preparation work for the meeting. The Consultant will attend the Meeting to address any questions from your Homeowners.
ACCU, Inc can offer you full accounting as a stand alone service. Our Accounting Department follows Generally Accepted Accounting Principals and Practices which have been adapted to use in Community Association Management Accounting. The service includes; monthly financial reports, delinquent account follow up including letters and attorney liaison, lien filing and Title transfer. ACCU, Inc. maintains a wonderful working relationship with its main banking partner Community Association Bank (Mutual of Omaha CABANC). This relationship assures ACCU, Inc’s clients the best coupon acceptance, no fee banking and great rates for operating and reserve funds along with Certificates of Deposits.
